We specialize in large/complex losses, large domestic and international commercial risks, middle market commercial property losses, and real estate and catastrophic losses.PRIMARY PURPOSE:To provide two analyses for the contracted client. The first is the physical analysis which consists of a component study that identifies the major replacement/repair components for commercial, residential buildings and improvements associated with the property. It also includes estimating the components costs, useful and remaining lives. The second analysis is the financial analysis which is a funding study that incorporates information from the component study into a budget plan to fund the anticipated future expenditures.ESSENTIAL FUNCTIONS and RESPONSIBILITIES* Conducts a consultation with the property representative to discuss the property's annual budgets, financial commitments and history of building component repairs/replacements that have occurred.* Physically inspects commercial, residential buildings and improvements associated with the property.* Photographs all aspects of the residential or commercial buildings and improvements that are involved in the scope of the reserve study.* Performs a thorough examination of all the construction plans for the buildings and improvements at the property. If the plans are not available, physically measures and gathers the necessary building and improvement component information.* After all property data information is obtained, performs the analyses for the contracted scope of work.* Writes a narrative describing all components that were a part of the reserve study.* Travels throughout the United States as part of the reserve study assignment.* Maintains an understanding of the reserve study program.ADDITIONAL FUNCTIONS and RESPONSIBILITIES* Performs other duties as assigned.* Supports the organization's quality program(s).* Travels as required.QUALIFICATIONSEducation & LicensingBachelor's degree from an accredited college or university preferred.ExperienceSix (6) years of related experience including one (1) year experience performing reserve studies on commercial, residential buildings and/or other improvements or equivalent combination of education and experience required.Skills & Knowledge* Ability to read and understand construction plans, site plans and construction documents.* Excellent oral and written communication skills, including presentation skills* PC literate, including Microsoft Office products* Analytical and interpretive skills* Strong organizational skills* Excellent interpersonal skills* Ability to create and complete comprehensive, accurate and constructive written reports* Ability to work in a team environment* Ability to meet or exceed Performance CompetenciesWORK ENVIRONMENTWhen applicable and appropriate, consideration will be given to reasonable accommodations.Mental: Clear and conceptual thinking ability; excellent judgment, troubleshooting, problem solving, analysis, and discretion; ability to handle work-related stress; ability to handle multiple priorities simultaneously; and ability to meet deadlinesPhysical: Computer keyboarding; travel as required; requires a significant amount of walking when doing site inspections.
